Three Colts Lane

  • Mace delivers a mixed-use student residence building in east London.

Located in Bethnal Green, London, this mixed-use development is composed of 203 units of high specification student residence built around a central courtyard with commercial and retail space at ground level. Mace was appointed to provide an integrated management service incorporating both project and cost management expertise.

Working closely with the client and design team, Mace ensured that scheme was built to a high-quality finish and met the challenging environmental sustainability requirements, which earned a BREEAM Excellent rating. The development offers a range of studios for independent living, each with a 21-inch flat screen TV, a fully fitted kitchen and en-suite bathroom. All rooms have a pull-down double bed, under-floor heating, 20MB internet connection, and storage space. Sustainable features include biomass boilers that burn recycled wood pellets, energy efficient lighting and sedum roofs. The building is also Secure-by-Design accredited with hotel-style access readers. The project underwent a two-stage form of procurement JCT 2008 Design and Build contract. Mace successfully delivered the Three Colts Lane project in parallel with its sister scheme for the same client, offering a further 220 units based in London's Old Street.
